Why Canary Islands Holiday Rental Owners Should Have Their Own Website
If you own a holiday rental in Lanzarote, Tenerife or Gran Canaria, chances are you're listing on Airbnb, Booking.com, or both. And why wouldn't you? They're easy to set up and they have enormous reach. But here's the question worth sitting with: how much are those bookings actually costing you?
The real price of platform dependency
Most major booking platforms charge hosts between 15% and 20% commission on every booking. On a property renting for €1,000 a week, that's €150–€200 going to the platform every single time.
Over a full season, that adds up. On 20 weeks of bookings at that rate, you're handing over €3,000–€4,000 that could stay in your pocket.
And commission is just part of the story. When guests book through a third-party platform, the relationship is with the platform — not with you. You don't get their direct contact details. You can't build loyalty. It’s difficult to encourage them to come back and book with you directly next year. The platform owns that relationship.
What a direct booking website changes
A well-designed website for your rental property does something no platform can do: it puts you in control.
Here's what that looks like in practice:
You keep more of every booking. Even after paying for a booking system (most start from around €15–€30 a month), you're saving significantly on commission for every direct booking you take.
You build real guest relationships. When someone books directly, you have their contact details. You can follow up, send a thank-you, invite them back. Repeat guests who book direct are the most valuable guests you can have.
You can build a home for your regulars. Returning guests who've already fallen in love with your property can book directly through your site — no platform friction, no commission, entirely on your terms. It's the simplest and most profitable booking you'll ever take.
You stand out. A professional website signals quality. It tells potential guests that you take your rental seriously — and that reassures them before they've even arrived.
You're not at the mercy of algorithm changes. Platforms tweak their search rankings constantly. One change can dramatically affect your visibility overnight. Your own website is an asset you control entirely.
"But I'm not tech-savvy"
This is a completely understandable concern. The good news is that modern websites — particularly those built on platforms like Squarespace — are genuinely easy to manage once they're set up. Updating your availability, changing a photo, tweaking your pricing: all straightforward with the right setup. You can even integrate exisitng booking platforms with widgets in your page, so you collate bookings together in one place from separate sources.
A good designer will also make sure you feel confident managing your site independently after handover. You shouldn't need to call someone every time you want to make a small change.
And here's something that surprises most people: you don't have to abandon your existing platforms to have your own website. Booking widgets from other services can be embedded directly into your site, so all your bookings — direct and platform — are visible in one place. It's the best of both worlds.
What a holiday rental website should include
Not all websites are created equal. A site that actually drives direct bookings needs to do a few specific things well:
- Beautiful, professional photography — This is non-negotiable. Great photos sell properties. If your current images are dark, cluttered, or taken on a phone, it's worth investing in a professional shoot.
- Clear, compelling property description — Not just a list of features, but a sense of what it actually feels like to stay there.
- A simple, trustworthy booking system — Guests need to be able to check availability and pay easily, without friction.
- Guest reviews — Social proof matters enormously. Displaying genuine reviews from past guests builds confidence quickly.
- Local area information — What's nearby? What makes the island special? Guests are booking a holiday, not just a bed.
- Mobile optimisation — Most people browse on their phones. A site that doesn't work well on mobile will lose you bookings before guests even read a word.
